We're still on the lookout for a new sub-tenant to join the Cairns Street hub!
This affordable space in Rongotai (near WLG airport) is the perfect setup for a business requiring warehouse storage and/or an operations space as well as access to an office, kitchen and utilities.
You will be joining 3 small businesses and social enterprises that work in the sustainability/food/waste sector (Yum Jar, Organic Waste Management, Nonstop Solutions), which provides the added benefit of a friendly, supportive and collaborative environment. Please note: working in the sustainability sector is not a requirement - we have had other businesses and tradies subleasing the space before with great success.
The space includes:
- Approx. 45m2 high-stud warehouse space at the back of the warehouse. Forklift access is possible via the front roller door
- 2 carparks in the front yard
- 3-4 desk spaces/storage in the open office (shared with one other person half the week)
- Approx. 8m2 storage space in the secure side yard
- Shared use of the building and yard areas

Dates:
- Move-in date is from August onwards and is negotiable.
- Lease is being renewed Nov 2025 for a 2-year term. Rent review was done last Nov, and there are no more rent reviews until Nov 2027. Early exit possible with 3 months' notice.
About the other tenants:
- Yum Jar use the front section of the warehouse (near the roller door) as a packing area for their zero waste food boxes
- Organic Waste Management use the middle section of the warehouse, primarily for storage of green wheelie bins
- Nonstop Solutions are currently using the space advertised as a storage area, but will be moving into another room that is not shown in the photos
