This is a variable sublet situation with possibility of lease takeover in the future. Monthly rates are determined by usage on a per session (half day) or per day basis, annualised and paid monthly. Rent is due on the first day of each month and there is a 12 month minimum term which can be amended and/or renewed to add additional sessions/days or a longer term. Rates for the sublease are $50 per half-day session (approximately 8:00-12:30 or 1:00-5:30) PLUS GST, or $90 per day (8:00 - 5:00) PLUS GST. Rental fees are annualised and paid monthly in advance (sessions/days used per week times 52 and divided by 12). Afternoon session users wanting to work until 8:00-9:00pm may be arranged at additional cost (1:00pm into the evening hours rated at $75 +GST per session)
Illustrative purposes only: 2 full days per week is $180+GST per week with rental payment on the 1st of each month of $780+GST. Or 3 half-day sessions per week is $150+GST per week with rental payment on the 1st of each month of $650+GST.
The rental fee INCLUDES operating expenses relating to the Allied Health Suite (includes the clinic room rent and shared use of all common space, water, power, cleaning, full-time reception, telephones and broadband, eftPOS lease, printing/scanning, document shredding (Merchant Services / Eftpos available at additional cost). The rental fee does not include other operating expenses that relate to the running of your specific business, not otherwise mentioned above.
