Coworking Space in Auckland Continues to Soar

Auckland's coworking has continued its state of expansion, growing in size, membership and occupancy.

  

The coworking phenomenon has continued to grow rapidly throughout Auckland, as revealed in Bayleys' fourth annual coworking report.

Persisting growth in size, membership and occupancy of coworking locations is evident across the Auckland coworking market, with the occupier footprint growing by circa 10,000sqm over 2018 to a total footprint of 39,500sqm according to the latest Bayleys Research survey in 2019.

 

Coworking giant IWG (owners of Regus, BizDojo and Spaces) are continuing to actively scour the market for expansion opportunities, which has resulted in the launch of Spaces due to open in Auckland's CBD soon. The Spaces' leases on Karangahape Road, 155 Fanshawe Street and two floors in Commercial Bay will add more than 1,000 desks to Auckland's coworking market - increasing capacity by about 20 per cent. Rumours also see international workspace provider WeWork entering the market in the near future.

  

According to Bayleys Report, coworking represents an estimated 2.0% of the total office market and Auckland's coworking spaces increased by about 9,792 sqm to 39,598 sqm last year. Growth is expected to continue with about 24,000 sqm of stock in the wider Auckland pipeline - approximately 17,000sqm of this pipeline is due for completion over the next 12 months.
